Attivo Property Limited (APL) has now successfully purchased over £100,000,000 of
property for over 700 investors.
To deliver a complete solution that meets the requirements of investors,
we have developed the Attivo Property Limited (APL) Syndicate Property Management
Service for syndicates. This includes the following services:

Rent Collection, APL will ensure all rents and service charges are collected
and deposited into the syndicate accounts in accordance with the lease
and take any action necessary regarding any late payments

Annual Property Inspection, APL will inspect the property at least annually to
ensure it is maintained to the required standards by the tenant and organise
any maintenance or repair work

Insurance, APL will check the insurance is satisfactory and up to date and
where appropriate paid by the tenant

Rent Review Initial Report, APL will provide an initial rent review appraisal
and advice to inform and guide the syndicate on the best course of action at
this critical time

Instruction of Annual Independent Valuation and Report, this will be completed
in almost all cases by Lambert Smith Hampton chartered surveyors and valuers.
This full report will be used to reflect actual value for syndicate accounts
and member statements and provide valuable independent opinions on the
property. It will be available to all syndicate members

Syndicate Statement Audit, we have experienced some frustrations with lenders
and providers regarding the management of the syndicates accounts and to
guarantee 100% accuracy we independently audit each syndicate

Annual Syndicate Statements, APL will provide, subject to satisfactory review
of the accounts a syndicate statement in plain English that reflects the actual
values

Annual Syndicate Strategy Review against the original investment
objectives with advice on property outlooks

Syndicate Communication, using the increased functionality of our web enabled
database, syndicate investors will be kept up to date on all information regarding
their property
