Frequently Asked Questions
Below you will find a list of questions we are often asked.
If you have a property question that isn't answered here,
please contact us.
Can pension funds be combined?
Yes, depending on the circumstances. Attivo work with independent financial
advisers and SIPP schemes to do just that. The combining of pension funds to
purchase a property is often referred to as syndication.
Attivo work with SIPP schemes and IFAs who offer property syndication services.
Attivo itself does not provide pensions or investment advice. Persons seeking
advice on acquiring property through a syndicate should contact an independent
financial adviser.
If your independent financial adviser would like further information then ask
them to contact us.
Can I choose my own property if I invest?
Yes, subject to acceptance by the pension scheme operator.
How long will my pension fund be invested in property for?
This will depend on the way in which you purchase the property and your investment
objectives. Attivo will give you property advice in respect of the actual property,
its condition, lease terms and covenant.
Your financial adviser and yourself can then consider whether this property would
be a suitable investment for your pension funds.
What type of funds can I use for this process?
Almost all pension funds can be self invested. However, they generally have to be transferred
to a Self Invested Pension Plan (SIPP) or a Small Self Administered Scheme (SSAS).
Your independent financial adviser can assist by reviewing your pension arrangements to
assess whether transferring your pension is in your best interest.
Can I buy my own office through my SIPP?
Yes, subject to acceptance by the pension scheme operator.
Can I buy residential property with my Pension Fund?
HMRC rules state that purchasing a residential property is not a permissible
investment for pension funds. However, you can get invest in residential
property through specialised property funds. Your independent financial
adviser can provide you with information on this if required.
