Can you find me a property?
Yes, we do so through Attivo Property and we also work with commercial agents throughout the UK to do this.
Do I have to have a limited company?
No, we can provide this service for sole traders and partnerships as well as limited companies.
Why can't I do it myself?
You can - but running a business, owning a business, and co-coordinating the purchase
of a property, are all full time jobs. The complexities of working with solicitors,
commercial agents, commercial lenders etc. are extensive, and could prove costly
if you get it wrong!
Can I use my own solicitor?
Yes, in principle, but we would need to check that they have the necessary
experience and advise accordingly. We are happy to speak to them on your behalf.
Can I use my own bank to provide the lending?
Yes, in principle, but we would need to check that they have the necessary experience
and advise accordingly. We are happy to speak with them on your behalf.
What will it cost me?
We typically charge 1% of the property purchase price. If we arrange your mortgage
we typically charge 0.75% of the lending.
If you are considering using your pension funds then your independent financial
adviser will also need to provide advice. They will be able to discuss their
fees for this aspect. You may like to ask them to contact us so that we can
explain our services in more detail. Our expertise and efficiency in property
acquisitions for pension schemes may well mean that your financial adviser may
not need to spend as much time as would otherwise be required.
